Rio Rancho Home Sales has once again increased the listed properties for the month of May 2013 that may have caused the actual sales to also trend up. 

Another angle to consider, however, is the conversion of the pending sales for the month of April 2013 being realized for May 2013′s sales.

As top realtors, we watch the market statistics. This is a Graph showing the trend of the “For Sale”, “Sold”, and “Pending” Short-sale properties in Rio Rancho for the period 03/01/12 to 05/30/13.

Despite the significant decrease in Sales for the month of April 2013, Rio Rancho Short Sale made a comeback for the month of May 2013.

On the other hand Available listings didn’t seem to have been replenished which could cause another dramatic decrease in sales for the month of June 2013.

Looking at the listed Rio Rancho Bank Owned / Foreclosures, the trend seems to indicate a downward movement. Lack of listed properties has also resulted in the decrease of pending and actual sales for the month of May 2013. 

From a seller’s perspective, it can be considered as a good opportunity since the number of competing properties is limited.

Relocating to Albuquerque, Northeast Heights

Relocating to Albuquerque, North East Heights

 My recent relocation to Albuquerque has been an amazing experience. My husband and I found a great place to live in the Northeast Heights near all the essentials, Starbucks and Trader Joe’s! Every morning when I walk my dog to the New Dog Park near Paseo del Norte and Wyoming (North Domingo Baca Park), I look at the Sandia Mountains in amazement, they are breathtaking! I get the same Sandia Mountain views again during my drive home on Alameda, while the sun is setting. I feel as though I am living in the hidden gem of the United States! 

Aside from the great location of the North East Heights and the incredible views of the Sandia Mountains, I am enjoying the weather here in Albuquerque the most! Being an Arizona native, I am used to 115 degree weather in summer. NOT IN ALBUQUERQUE! So far, the summer has been mild and there is always a breeze to cool you down! I can’t wait to experience all the seasons here in Albuquerque! I would give my relocation to Albuquerque experience a FIVE STARS!

Albuquerque Short-Sale has surprisingly generated a significant pending sales for the month of May 2013 in the amount of 131. The highest pending sales for the past year could indicate a significant increase in actual sales for the month end of June 2013.

About the High Desert neighborhood in Albuquerque

High Desert is a master planned neighborhood in the foothills of the Sandia Mountains. Homes in High Desert range from two bedroom patio homes, to estate properties. Many of the homes in High Desert are situated for views of either the City of Albuquerque or of the Sandia Mountains. There are beautiful walking paths in and around the High Desert neighborhood, as well as gorgeous landscaping.

How is the High Desert Real Estate selling right now?

A search of the Albuquerque MLS database shows the following…

In the past year, 89 homes have sold in High Desert. They started at a sale price of $227,500 for a 2 bedroom patio home that was 1282 square feet. The highest priced home sold in the past year was a 5656  square foot Estate lot home for which sold for $1,435,000. The average sale price per square foot was $183. The highest price per square foot of the sold homes was $259.57. Typically the smaller homes get more money per square foot. The homes in High Desert that are on the large estate lots seem to do quite well though.

The homes currently pending sale total with list prices ranging from $265,000 to $1,630,000 with the average listing price per square foot at $198. Of course, until these properties close, we won’t know the actual sales prices. The average list price is around $693,000.

At present, there are 41 homes for sale in High Desert ranging in list price from $239,900 for a patio home built by Charter to a home on a large estate home lot priced at $2,795,000.  That’s definitely among the highest priced homes in Albuquerque. Rio Rancho Land Update

It’s been a while since I’ve written about Rio Rancho land. For many who purchased land in Rio Rancho in the 1950′s and 1960′s, it was thought to be a great investment. For some it has been, as many areas of Rio Rancho are developed thriving neighborhoods.  Since there’s so much land in Rio Rancho, some folks bought where there’s current development, and others bought land 10 miles from current development. With the downturn of real estate, land sales really took a big swing down as well.

So, what are the stats…

Rio Rancho Land Stats

Rio Rancho as a whole has 1,439 land listings in our Multiple Listing Service (MLS). There are currently 14 parcels pending sale, and in the past year, there were 129 closed sales of Rio Rancho land. When doing the math, the active listings of land for sale equate to approximately 10 years of supply on the market. These numbers are not good news for those of you wanting to sell your Rio Rancho land. We have seen that even when sellers price their land to sell, there’s not always a buyer for it. Of the 129 sold land parcels in the past year, 74 of those were sold for under $5,000. The sold prices were as low as $100 for 1/2 acre. There were a few better priced sales, like 2 acres in Unit 17 which was the highest sale at $85,000.
